The King Suite offers a spacious non smoking, bedroom with a king bed, luxury linens and duvet. Private Bath. Comfy robes to snuggle up in. The bedroom is located at the opposite end of the house compared to the other bedrooms offering maximum privacy. The bedroom has a digital lock for your security and privacy. The new 3 pc. private bathroom (shower, toilet, sink) is located right next to the bedroom. Just 5 steps away is your private living room with comfortable lounge furniture. A Smart T.V. and a fireplace enhance the room.

This suite is located on the lower level in a walk-out basement with large windows. If you want to cook or eat, you have the privilege of using the shared main floor kitchen and dining area. This suite is ideal for a couple who wants maximum privacy or a family travelling with a couple of children.

Located just 20 minute walk to the University of Waterloo, 3 min. drive from David Johnston Research and Technology Park and 5 km to St. Jacob's Farmer's Market and Flea Market. Enjoy the walking trails through nearby Laurel Creek Conservation area.

Greeting you!

I like to greet our guests upon arrival and give them a tour of the house. If I am unable to do so, I will send a text with the property codes.

We are available to answer questions about the area and things to do. Some guests like to enjoy a cup of coffee together and share their experiences. We're delighted to share our 10 years of world travel with others. Otherwise, for those that want their seclusion and privacy; we make ourselves scare!

Although we are only 5 short km to the St. Jacob's Market and Outlet Mall, we've had visiting professors, parents of university students visiting their children and tourists alike stay with us. Our guests also consists of professionals working or visiting the companies located in David Johnston Research Park.

Bus #9 is at the nearest corner which goes directly to the UW, Connestogo Mall and uptown Waterloo.

House Rules:

Quiet hours: 11:00 p.m. to 6:00 a.m.
Please remove shoes in the house.
Please keep food and drink on the main floor.
Water is allowed in the room.
No parties of any kind.
No candles
Property not suitable for children under 5 yr. old unless full house rental
Minimum age of 19 yr, old for Primary Guest for rental of single rooms only.
Minimum age of Primary Guest required as per rental agreement for multiple rooms or full house rental.
Only rented to non smokers for "Entire" House rentals
Only registered guests allowed on the premises, otherwise, fine is due and payable as per rental agreement and reservation cancelled with no refund.
No pets - otherwise, fine is due and payable as per rental agreement and reservation cancelled with no refund.
No Smoking in or on the property, otherwise, fine is due and payable as per rental agreement and reservation cancelled with no refund.

Guests must complete rental agreement and security deposit prior to final confirmation of reservation. Rental agreement must be signed, received and approved within 48 hr. of reservation confirmation.
Guest must have working cell phone.

Parking: Please park on the right side of the driveway.

Parking: Option 2:
Overnight parking registry - Contact: City of Waterloo -Free Street Parking or Register for overnight parking.
Register your name, licence plate number and date of parking (morning between 2:00 am and 6:00 am). One is allowed to park 15 nights on city streets.

Late Checkout Rules: House rules allow us to discuss a late check out, so please use the message box to ask us. You can have a 12:30 p.m. checkout, if we authorize it for $25.00 extra, instead of the regular 11:00 a.m. check out. Please inquire if you would like a late check-out and we'll see if we can work with you on that. Please do so in advance, because it gets more expensive, if you ask for a late check out the same day.

Otherwise late checkout after 11:00 am is a full day fee.
